A home-loan sanction feels like the finish line. It is not. The sanction says the lender is willing to lend subject to conditions. Disbursal happens only after the lender is satisfied that those conditions are met and the transaction is ready for money to move. That gap between sanction and disbursal is where many property purchases become tense: the builder wants payment, the registration date is approaching, and the borrower is asking why the bank has not released funds even though the loan was “approved”. Sanction answers “how much can we lend?” Disbursal answers “can we release it now?” A sanction is usually based heavily on borrower eligibility, along with the information available about the property and transaction at that stage.
