A floating home loan can stay quiet for months and then suddenly your lender sends a message: the benchmark has changed, your rate has reset, and the repayment schedule needs an adjustment. What should you do — accept a higher EMI, allow the tenure to stretch, choose a mix of both, consider a fixed rate, or make a part-payment? RBI's framework for EMI-based floating-rate personal loans, which includes housing loans within the regulatory definition used for these directions, was designed to make this decision more transparent. Lenders are required to communicate the impact of rate resets and provide choices rather than quietly allowing the loan to run in a way the borrower does not understand. Why a small rate change can create a big tenure change In the early and middle years of a long home loan, a large part of each EMI can still be interest.
