NRI Home Loan Documents Required in India: Complete Checklist
NRI home-loan documents in India: passport/visa, overseas income, NRE/NRO banking, remittance trail, POA/KYC, employment/business and property documents.
An NRI home-loan file normally needs four evidence sets: identity and NRI/residency status, overseas income and banking, India/NRE-NRO financial trail, and the property documents for the transaction. The exact checklist varies by lender, country of residence, employment type, co-applicant structure and property.
Do not wait until sanction to assemble these records. Missing or inconsistent passport/visa details, salary credits, NRE/NRO statements, current liabilities, translated documents or property papers can create avoidable lender queries.
Quick NRI home-loan document checklist
| Category | Documents commonly requested |
|---|---|
| KYC / NRI status | Valid passport; visa, residence or work permit where applicable; PAN/Form 60 as accepted by lender; overseas and Indian address evidence; photographs; OCI/PIO evidence where relevant. |
| Salaried income | Recent salary slips, employment contract/appointment evidence, overseas salary-account statements, NRE/NRO statements and current-loan details as requested. |
| Self-employed income | Business registration/constitution, tax returns or financial statements applicable to the country/business, business and personal bank statements, ownership/profile information and existing debt details as requested. |
| Property | Allotment/sale agreement, payment receipts and the title/approval/property papers relevant to the purchase, resale or construction case. |
| POA / signing | Power-of-attorney and identity/attestation formalities if the lender permits a representative to complete specified steps in India. |
Important: this is a preparation checklist, not a universal lender requirement. Always obtain the current checklist from the lender handling your case.
1. Passport, visa and NRI-status documents
Current lender checklists commonly begin with a valid passport and evidence of the applicant's right to reside/work abroad. Depending on status and lender policy, the file may include:
- valid Indian or foreign passport;
- valid visa, residence permit or work permit where applicable;
- OCI/PIO evidence where relevant;
- PAN or the alternative documentation accepted by the lender;
- proof of current overseas address and, where requested, Indian address;
- recent photographs and lender application forms.
Names, dates of birth, passport numbers and address details should be consistent across the application and supporting records. If your passport or visa is near expiry, ask the lender whether renewal evidence is required before login or disbursal.
2. Documents for salaried NRIs
A lender needs to establish stable income and a verifiable banking trail. Common requests can include:
- recent salary slips;
- employment contract, appointment letter or employer evidence;
- overseas salary-account bank statements;
- NRE/NRO bank statements for the period requested;
- evidence of current loans and EMI repayments;
- overseas credit-bureau report where required by lender policy;
- variable-income evidence if bonuses, commissions or allowances are being considered.
HDFC Bank's current online home-loan documentation flow, for example, lists valid passport, work permit/visa where applicable and a credit bureau report as additional NRI documents, alongside normal income and banking evidence. Treat individual lender lists as examples because requirements differ.
3. Documents for self-employed NRIs
Self-employed cases usually need a longer business trail. Depending on lender and jurisdiction, prepare:
- business registration/incorporation or professional-practice evidence;
- ownership/shareholding or constitution documents;
- financial statements and tax filings for the period requested;
- business and personal bank statements;
- business profile and nature-of-activity information;
- details of current business and personal borrowings;
- professional licence/qualification evidence where relevant.
The lender may adjust income considered for underwriting based on documentation quality, business stability, currency and its internal policy. There is no universal NRI income multiple or guaranteed eligibility.
4. NRE/NRO and overseas bank statements
Bank statements help connect declared income, salary/business credits, remittances, existing EMI payments and the applicant's own contribution. Keep complete statement PDFs rather than screenshots where possible, and make sure account-holder names are visible.
If the down payment comes from multiple accounts, recent transfers or a co-applicant, be ready to explain the source trail. A lender can request additional proof when funds move across jurisdictions or accounts.
5. Property documents for an NRI home loan
NRI status does not reduce the lender's property checks. The file can include:
- allotment letter / buyer agreement for a developer purchase;
- agreement for sale / sale deed and prior-title documents for a resale case;
- receipts for payments already made;
- sanctioned plans, approvals, tax and encumbrance records where relevant;
- completion/occupancy documents where applicable;
- project or authority records requested under lender policy.
The lender may perform legal, technical and valuation checks independently of borrower approval. For a Bengaluru property, use the Bengaluru home-loan readiness hub; for general preparation, see the home-loan document checklist.
6. Power of Attorney: when it may be needed
A Power of Attorney (POA) can be relevant when an NRI applicant cannot be physically present in India for lender-permitted steps. Do not assume every lender uses the same POA format, permitted powers or attestation process. Ask the lender for its current format and execution instructions before signing.
Current HDFC NRI guidance notes that when applicants are not present in India at disbursal and a POA holder is used, additional KYC attestation/notarisation requirements can apply. Requirements can vary by lender and country, so follow the lender's written checklist.
7. Documents not in English
Some lenders require professional translation and prescribed attestation for documents issued in another language. Confirm the acceptable translator/notary/embassy or employer certification route before paying for translation or attestation.
Avoid these common NRI document problems
- passport, visa and application names do not match;
- salary slips cannot be reconciled with salary credits;
- NRE/NRO statements are missing from the requested period;
- existing overseas or Indian liabilities are omitted;
- POA is signed before confirming the lender's required format;
- translated records lack the certification the lender requires;
- property documents are collected only after borrower sanction;
- an outdated internet checklist is treated as the lender's final document list.

Frequently asked questions
What are the main documents required for an NRI home loan in India?
Typically passport and NRI-status evidence, overseas and Indian address/KYC records, income proof, overseas and NRE/NRO banking, current-loan details, and property documents. Exact requirements vary by lender and case.
Is an overseas credit report compulsory?
Not universally. Some lender checklists request an overseas credit-bureau report for NRI applicants, while requirements differ by lender and country.
Is a Power of Attorney compulsory for every NRI home loan?
No universal rule makes one POA process suitable for every case. It may be relevant if the applicant is abroad for lender-permitted signing/disbursal steps. Use the lender's current format and execution instructions.
Do I need both overseas and NRE/NRO bank statements?
Many NRI loan processes ask for banking that establishes overseas income as well as the Indian/NRE-NRO financial trail, but the exact period and accounts required depend on lender policy.
NRE/NRO banking evidence: the document gap that often slows an NRI file
Recent RiteAssetz Search Console demand includes searches around NRE-account home loans as well as NRI document checklists. For an NRI borrower, the bank-account trail is not just a generic statement requirement: it helps the lender reconcile overseas earnings, Indian remittances, existing Indian obligations and the source of the buyer's own contribution.
| Evidence | Why the lender may ask for it |
|---|---|
| Overseas salary/account statements | Reconcile salary or business income with declared earnings. |
| NRE/NRO account statements | Track remittances, Indian payments, EMIs and own contribution where relevant. |
| Salary slips/employment proof | Connect the income document to actual bank credits. |
| Existing Indian loan statements | Measure obligations that may not be obvious from overseas banking alone. |
| Large-credit source documents | Explain property-sale proceeds, investment redemption, gifts or transfers where applicable. |
Do not move money between accounts merely to make a statement look stronger. Keep the original source trail. If a large amount was transferred from overseas for the property contribution, preserve the remittance and bank-credit evidence so the transaction can be explained cleanly.
Should every NRI submit both NRE and NRO statements?
Not necessarily. Submit the accounts relevant to income, remittances, obligations and the property transaction, plus whatever the lender's current checklist requires. The exact period and account set vary by lender and borrower profile.
What if my salary is paid outside India?
That is common for NRI borrowers. The lender may review overseas employment/income evidence and overseas banking together, then separately examine Indian accounts used for remittance, EMI or property payments.
